How Much Does a Bathroom Renovation Cost in Canberra?

On our recent Canberra projects, a bathroom facelift (new vanity, tapware, toilet, lighting and paint, keeping sound tiles and waterproofing) has typically cost around $10,000 to $12,000, and a completely new bathroom around $32,000 on average, both excluding GST. Larger rooms, layout changes and premium fittings cost more. Independent 2026 cost guides for Canberra land in a similar place: most full renovations sit somewhere between the mid-teens and the low-$40,000s including GST, with luxury bathrooms well above that. The single biggest question isn't the fittings. It's whether your bathroom is dated (a facelift can fix it) or failing (leaks, lifting tiles or failed waterproofing, which usually means a rebuild).

This guide breaks down where the money goes, what pushes the price up in Canberra homes, the approvals and licences involved, and when it's better not to spend at all.

Facelift, full renovation or premium: what you get at each level

Bathroom facelift: around $10,000 to $12,000 (ex GST)

A facelift keeps the layout, and keeps the existing tiles and waterproofing if they're sound. Typical work includes a new vanity and basin, tapware, toilet, shower screen, mirror and lighting, an exhaust fan upgrade, re-grouting or sealing, and paint. It's the most common pre-sale bathroom job because it removes a buyer's objection without the cost and disruption of a strip-out. It only works if what's underneath is in good shape. Tiling or painting over a leaking shower just hides a problem that a building inspector may well find.

Full renovation: around $32,000 on average (ex GST)

A full renovation strips the room back to the frame or slab. It's re-plumbed, re-waterproofed, re-tiled floor to ceiling where needed, and fitted out new. This is the right call when the waterproofing has failed, the tiles are drummy or cracked, or the room simply doesn't work. Independent guides for Canberra currently put a mid-range full renovation at roughly $22,000 to $38,500 including GST, with small ensuites sometimes a little less.

Premium and luxury: $40,000 and well beyond

Larger rooms, moving fixtures, freestanding baths, custom joinery, natural stone, feature lighting and underfloor heating all add up quickly. Independent guides show luxury bathrooms in Canberra running from around $60,000 to $88,000 including GST. That's a renovate-to-stay decision. It's very rarely a good idea before a sale.

Where the money goes

Bathrooms pack more trades into fewer square metres than any other room: demolition, plumbing, electrical, waterproofing, tiling, carpentry and glazing, often in that order. One independent guide estimates that labour makes up about 60% of a typical ACT bathroom renovation. Another publishes these indicative Canberra ranges for individual parts of a full renovation (including GST, verified October 2026):

Treat these as a way to read a quote, not as a price list. Add electrical work, ventilation, carpentry, painting, project management and GST, and you can see how a "simple" bathroom reaches $25,000 to $35,000.

What pushes the price up in Canberra homes

The problems to watch for

Waterproofing: the part you can't see

Waterproofing is the most important and least visible part of a bathroom. It has to meet the building code (AS 3740, or the waterproofing provisions in the ABCB Housing Provisions). Access Canberra's own guidance lists the common failures it sees, including missing waterstops at doorways and under bath lips, and sealant applied over tap protection caps. Ask who does your waterproofing, whether it's inspected before tiling, and what documentation and warranty you'll receive.

Quotes that aren't comparing the same thing

A low quote often excludes items, such as demolition, disposal, electrical work, the shower screen or painting, or uses low "allowances" for fittings that end up costing more. Ask for an itemised quote, check what's included and excluded, and confirm how variations are priced and approved. Our guide on how to choose a renovation company in Canberra covers the questions to ask.

Time, especially if it's your only bathroom

Independent guides put a typical full bathroom renovation at around two to four weeks on site, after planning and product selection. Waterproofing and tile adhesives need curing time, which cold Canberra winters can stretch. If it's your only bathroom, plan where you'll shower before work starts.

Approvals and licences

Most bathroom renovations that keep the layout and don't touch the structure don't need building approval. Plumbing is different. Plumbing, drainage, gasfitting and electrical work must always be done by licensed tradespeople who provide compliance certificates. Larger plumbing work, like adding a new fixture or moving one, generally means your plumber notifies Access Canberra and the work is inspected. Tiling and carpentry don't currently need a licence in the ACT, but anything structural does need building approval and a licensed builder. Is a bathroom renovation worth it before selling?

Sometimes. Buyers judge bathrooms hard, and a dated or tired bathroom can be one of the objections that shows up in feedback and offers. But the best pre-sale bathroom is usually a clean, modern, well-finished one, not a luxurious one. Our honest rules of thumb:

The bottom line

A bathroom in Canberra can cost anything from about $10,000 for a facelift to well over $40,000 for a large or premium rebuild. Where yours lands depends mostly on three things: whether the waterproofing is sound, whether you move the plumbing, and the finish you choose. Get an itemised quote, keep a contingency, and be honest about whether the room is dated or failing.

At Your Property Profits we use licensed trades and arrange a licensed builder for any work that needs building approval, and we're fully insured. Questions, answered honestly

Frequently asked questions

How much does a bathroom renovation cost in Canberra?
As a guide from our recent Canberra projects (excluding GST), a bathroom facelift typically costs around $10,000 to $12,000 and a completely new bathroom around $32,000 on average. Independent 2026 guides put most full renovations in Canberra between the mid-teens and low-$40,000s including GST, with premium and luxury bathrooms costing more.
What's the difference between a bathroom facelift and a full renovation?
A facelift keeps the layout and the existing tiles and waterproofing, provided they're sound, and replaces the vanity, tapware, toilet, screen, lighting and paint. A full renovation strips the room back, then re-plumbs, re-waterproofs and re-tiles it. If the waterproofing has failed, a facelift isn't the right fix.
How long does a bathroom renovation take in Canberra?
Typically around two to four weeks on site for a full renovation, after planning and product selection. Waterproofing and tile adhesives need time to cure, and cold weather can slow this. A facelift is usually quicker.
Do I need approval or licensed trades to renovate a bathroom in the ACT?
Most bathroom renovations that keep the layout and don't change the structure don't need building approval. Plumbing, drainage, gasfitting and electrical work must always be done by licensed tradespeople. Adding or moving fixtures generally means your plumber notifies Access Canberra and the work is inspected. Structural changes need building approval and a licensed builder.
Can I remove asbestos myself when renovating a bathroom in Canberra?
No. In the ACT, homeowners and tradespeople aren't allowed to remove any amount of asbestos themselves. It must be removed by a licensed asbestos removalist. If your home was built or renovated before the mid-1980s, have suspect materials tested before demolition.
Is it worth renovating a bathroom before selling in Canberra?
It can be, but usually at the facelift level. A clean, modern, well-finished bathroom removes a buyer objection, while a luxury rebuild rarely pays for itself at sale. If the bathroom is failing, fix it properly or price it into the sale. Don't cover up leaks.
