Good window glazing improves energy efficiency, reduces outside noise, and instantly lifts the look and feel of your property. But it can also be one of the biggest renovation headaches you'll ever encounter.


At Your Property Profits, we've seen it all - from windows that leak heat like a sieve to botched DIY installations that end up costing sellers more in the long run. So if you're planning to install double glazing in your property, here are a few common mistakes to avoid.

1. Using second-hand or dodgy materials

It might be tempting to save a few dollars here or there by picking up second-hand double glazed windows online. But not all glass is created equal! Many older or recycled windows don't have the toughened or low-emissivity (Low-E) glass required for proper insulation. The result? You could end up with windows that look like an upgrade but offer no real benefits when it comes to temperature control or energy savings.


Worse still, if the materials don't meet Aussie building standards, you could run into compliance issues down the line... something no seller wants right before settlement. Trust us.

2. DIY measuring mistakes

Measuring for new windows isn't as straightforward as grabbing a tape measure and jotting down a few numbers. There's a level of precision needed that many DIY renovators underestimate. Even a few millimetres off can lead to rattles, draughts, or worse, glass that has to be forced into place, causing cracks and costly replacements. No one wants that.


We've had clients come to us after trying to save money with a DIY job, only to find that the windows don't fit properly and the thermal performance is worse than before. If you're investing in double window glazing, make sure it's done properly, otherwise, I's just a big waste of money.

3. Poor sealing and spacing

Even with the right materials and correct measurements, a dodgy installation can ruin the whole job. One of the most common issues we see is sealing that doesn't work or incorrect spacing between the windowpanes. When this happens, condensation can build up between the glass layers, leading to foggy windows, mould growth, and a serious drop in thermal performance.



Proper sealing ensures the space between the panes stays airtight, which is what gives double glazing its insulating power. Without it, you might as well have stuck with single glazing.

4. Assuming al double glazing is equal

There are different types of double glazing, and not all of them are ideal for Canberra's climate. The best results come from glazing that's designed for local conditions, think Low-E coatings that reflect heat in summer and keep warmth inside during winter.
